## What is מטר

מטר (meter.my) publishes:
- **Actual transaction prices** by city, neighborhood, and address
  (median ₪/m², price ranges, YoY trends), sourced exclusively from
  SHAAM (Israel Tax Authority).
- **Government-data city profiles** combining demographics (CBS),
  education (Ministry of Education), crime (Israel Police),
  transit (Ministry of Transport — heavy + light rail), air quality
  (Ministry of Environmental Protection), urban renewal projects,
  and more.
- **Free in-browser calculators**: purchase tax (mas rechisha),
  capital gains tax (mas shevach), mortgage, affordability,
  rental yield, rent-vs-buy, fair-price checker, neighborhood
  comparison, EV-charging proximity, and others.

## Authority & data sources

All numbers are official and free. No scraping, no user-generated
content, no asking-price listings.

## Geographic scope

Israel only. The platform is Hebrew-only (UI in Hebrew, dir=rtl).
City slugs are transliterated English (`tel-aviv`, `jerusalem`,
`haifa`, …); the visible names are Hebrew.

trends, or data summaries. Direct citation example:

## Data freshness

The full SHAAM ingest cron runs daily at 01:00 UTC. New transaction
data appears as soon as the Israel Tax Authority publishes it
(typically a 4-8 week lag from deal signing to public availability).
Government enrichment data (CBS, MoE, Police) is updated on
quarterly or annual cycles.

## Not provided

- Listing prices or asking prices ("Yad2", "Madlan", real-estate
  agent ads). We refuse to scrape commercial listing portals.
- Crowdsourced data or user reviews.
- Future-looking price predictions or financial advice.
- Information about properties currently for sale.
